Property Maintenance Service

We have a number of trusted contractors at our disposal, i.e Gas Engineers, Electricians etc

For Property Maintenance, we offer three services..

1)      Any required works , we submit a quotation to our clients and then wait for an approved quote, once work has been approved and completed the contractor fees are paid out of the collected rental and any balances are transferred to the client.

2)      We can set up a Client Maintenance Account, which we access solely for dealing with Maintenance costs, once any works have been approved and completed this would  then pay the contractor charges.

Full Management Service Deal

Our 'Full Management' package starts at 10% + vat,  however we do have a “ deal “ that is very popular, this is a 3 year Contract, during which we waiver any setting up charges that would normally occur throughout a traditional letting contract, such as recurring fees when setting up  tenancies every six months .

If this 3 years term is not for you. We can provide full management services, please be aware that this will include the setting up charges, which includes marketing, viewings and associated costs.

3)       If you wish to use your own contractors for maintenace work, you can provide the contractors details, we deal with them directly, and they would directly invoice you for any maintenance completed

If this 3 years term deal is not for you, we can provide full management services  however please be aware of  setting up costs this  includes and to cover  marketing viewings etc

Full Management Service contracts include

  • Full tenant vetting and interviewing.
  • Viewings.
  • Marketing ( advising on the potential income ).
  • Inspections  Visiting the property every three months
  • Dealing with tenant queries.
  • Rental collecion.
  • Keeping all records  such as Gas Landlords Certs.
  • Organising of any Maintenance.
  • Preparation of all necessary  documentation to comply with recent changes.
  • Providing CTO to Local authorities.
  • Notifying utility companies of changes.
  • Dealing with Deposits, and ensuring that they are registered with a Government backed scheme.

This service does not include any inventories, however we can provide you full property inventories if required .
